alls, and tarmac pushed right up to the front door. Every square metre has been accounted for, monetised, built on.


Wabwino Villas is different because we made a different choice early on. We started construction when land was available and we chose gardens over density. The result is a community where every house has trees, where there is open space between neighbours, where flowers actually grow. It sounds simple. In Lilongwe today, it is rare.

The Swimming Pool

There is something about having a pool that changes how you live. Not because you are in it every day, but because you could be. That possibility — stepping out of your house on a hot afternoon and knowing the water is right there — shifts the whole feeling of home.


At Wabwino Villas, the pool is available to all residents, at any time. No booking system, no extra fees, no restricted hours. Bring your family. Invite a few friends over on a weekend. Let the kids tire themselves out while you sit at the edge with a cold drink.


We simply ask that children are supervised near the pool at all times — safety matters to us as much as it does to you. And if you are hosting guests, just keep the numbers sensible so everyone has a good time.

The Gym

It is a work in progress, and we will be honest about that. But here is the thing — so is every great gym. What we have right now is a dedicated space with equipment, away from your house, with enough room to move properly. No waiting for machines. No membership fees. No driving across town at 6am.


Just you, the space, and whatever routine you are building. We are actively adding to it, and residents are already making it their own. There is also enough room to bring in a personal trainer if that is your preference. By the time you move in, it will only be better.

The Lounge

Not every visit calls for your living room. Sometimes a colleague stops by to catch up. Sometimes you have guests you have only just met. Sometimes you simply want a space that is social without being personal.


The lounge at Wabwino Villas gives you exactly that option. It is relaxed and unfussy — not trying to impress anyone, just designed to make people comfortable. Think of it as a buffer between your private space and the outside world. A place to host on your own terms.

Outdoor Lounges

Lilongwe is hot. We all know this. And yet most properties give you a veranda, maybe a plastic chair, and call it outdoor living.


We built two properly shaded outdoor lounge spaces within the garden. Sit in one with a book in the morning before the heat sets in. Use the other for an evening conversation as the sun goes down.


They are not grand — they are just genuinely useful, and once you have them, you wonder how you lived without a proper outdoor sitting space.



Conference Room TO-BE

More of us are working from home than ever before. And while home is wonderful, it is not always where you do your best work. The distractions, the background noise, the blurred line between rest and productivity — it adds up.

We are building a dedicated conference room at Wabwino Villas for exactly this reason. A quiet, professional space where you can take meetings, focus on a project, or simply get things done — without leaving the estate.
